This is the same range we would write at the kitchen table. The written quote comes after the free inspection, and it will land inside this range unless we find something genuinely unexpected (deeper footing than typical, prior remediation hidden behind finishes, a soil condition that needs a different spec). When it does, we walk through it with you before the work starts.

Why the franchises are different

Same word. Different product. That is why the prices look so different.

What we install

Real drain tile. Buried at the bottom of the footing.

4-inch perforated PVC pipe in a washed-rock envelope, wrapped in geotextile, set at the bottom of your footing roughly 18 to 24 inches below your slab. Catches hydrostatic pressure at the point of attack, before water can push up through your basement floor.

Typical install: $9K-$14K with backup.

What franchises sell

Plastic channel. Sitting on top of your slab.

A baseboard-style channel glued to the inside edge of your floor at slab elevation. No trench, no excavation, no real pipe. Water has to rise to the channel's level before it gets caught. By the time their system catches the water, it has already reached your floor.

Typical franchise quote: $18K-$25K+.

Both systems route water to the sump. Only one of them catches it before it reaches your floor. That is the entire difference, and it is why our number looks lower for what is actually the more complete fix.

Pricing transparency is the #1 complaint Twin Cities homeowners have about the waterproofing industry. The national franchises run sales-heavy operations with monthly quotas. They want you in a room with a closer before you see a real number. We do not.

The exact number depends on what we find at the inspection (buried mechanicals, soil conditions, existing infrastructure that was not visible from outside), but the ballpark is the ballpark. Have a quote from another waterproofer that is outside our range? Bring it to the inspection. We will tell you honestly whether they are selling a different product (often the case) or whether their number is actually fair (sometimes the case). Apples to apples is what matters.
