We work the near-in part of Washington County, Woodbury, Oakdale, Lake Elmo. These are post-1970 suburban communities built on a clay-till ground that holds water rather than draining it. The implication for basements: lateral water movement matters here in a way it does not on the sandier soils to the west. A basement that takes on water in Woodbury is often gathering it from a much larger area than a basement in Coon Rapids, because the clay forces the water sideways before it can drain down.

Woodbury in particular sits on what was previously a network of small lakes and wetlands that were filled and engineered over the past 40 years. The development was good, the engineering was good, but the original water did not stop existing. It moves along the clay-bedrock contact, and the basements that sit closest to that contact are the ones that show evidence.

Clay soils hold water and move it sideways. Sandy soils drain water and move it down. Different geology, different fix.

The implication for waterproofing scope: clay-heavy ground typically argues for a robust interior drain tile system with a properly sized sump and discharge that gets the water well away from the foundation. Surface drainage matters because the clay does not absorb infiltration the way sand does. Regrading and downspout extensions earn their keep here.
